Currently we specialise in the greater Auckland Region. We are however, open to builds in other parts of the country. Please contact us to discuss your requirements.
Will you quote on a home plan or design that I already have?

Yes, we are more than happy to work with you on your unique plan or design. Hybrid have been constructing homes for over 37 years and have a wealth of experience in industry.

The Process

How long does it take to complete my project?
The construction period varies greatly depending on the size and complexity of your project and at what stage you get us involved.

After you have confirmed your final design, a Building contract is signed and you’ve made the initial deposit, the following time frames can be used as guidelines. This will all be confirmed prior to the building agreement being signed.

  • Sketch Design: 4-6 weeks
  • Estimate: 2 weeks
  • Building Consent documentation: 6-12 weeks
  • Quotation: 4 weeks
  • Contract: 2 weeks
  • Building Consent Application Preparation: 2 weeks for processing and administration
  • Building Consent Application Approval (Council): 4-10 weeks
  • Mobilisation onto site: 2-4 weeks
  • Earthworks Preparation and Foundations: 2-6 weeks
  • Framing, Windows and Roof Installation: 2-8 Weeks
  • Flooring, Doors, Wall Linings, Cabinetry, Painting, Electrical, Plumbing and Interior Works: 2-12 Weeks
  • Finishing Touches: 1-4 Weeks
  • Council issued Code Compliance Certificate: 2-4 Weeks
  • Hand over and move in: 1-2 weeks
Can I make changes during the building project?

We welcome you to make any changes that will enhance your home or build to suit your individual needs.

Our friendly team are here to help. We’ll work with you to develop a design that suits your needs and that perfectly matches your vision.

For the build to be efficient all major changes to the design should be made before commencing. Minor changes are possible however, any requests that incur extra time, labour and/or material costs will be treated as a variation to the contract. All variations will be costed and presented to you for approval before any such works can be started.

Cost & Payment

What is included in the price?

The price includes the construction of your new build based on the standard design, from foundations through to handing over the keys at the completion of the project.

The cost of additions are very much site dependent. Upon viewing your site and preparation of plans, we can give you a fixed priced. That way, you get a better understanding of the final costs.

Site works such as excavation, drainage and services, driveway, fencing and landscaping will be in addition and can easily be priced to give you a complete understanding of the build costs.

Is GST included?

All prices are GST exclusive, and are always stated so there’s no confusion.

How can I keep my building project within my budget?

We recommend entering into a full building contract to keep your project within budget. It will enable you to know exactly what the cost will be and what you will get, with no hidden fees or surprises.

It always pays to involve your builder as early in the process as possible. Experienced advice from a Master Builder when making critical decisions like choosing a section, architectural style, plans, building materials and systems can save on time, budget and potential problems during your project.

Will I have to pay a deposit and what will the payment schedule be?

Before works can commence we normally require a deposit to be made.

As we’re a privately-owned business, we have flexibility in how payments are structured. We can discuss the options with you in detail.

Following commencement of works there are monthly progress payment structures.

Consent

Will I have to lodge the building consent?

No. Our team are experienced and understand the consent process, we can either help you lodge the consent or take care of the consenting process on your behalf.

What requires consent?
There are many projects that require consent. Some common examples include:

  • Any structural building including new buildings, additions, alterations, accessory buildings (sheds), and re-piling
  • Plumbing and drainage
  • Heating (fireplaces), ventilation and air conditioning systems
  • Siteworks for a building
  • Retaining walls higher than 1.5 metres, or retaining walls with a building or driveway near the top
  • Fences higher than 2.5 metres and any swimming pool fence
  • Swimming pools
  • Decks more than 1.5 metres from ground level
